What is a Home Inspection?

 

Purchasing a home is usually the most important financial investment a family makes. You retain an attorney to protect you legally. The bank hires an appraiser to verify the value of the home. You purchase title insurance to protect your home against defects in the title. However, none of these expenditures evaluate the condition of the home.

 

A home inspection is a visual examination of the physical structure and systems of a home. It is the opinion of an experienced and impartial third party who examines the different systems within the home and provides documentation as to their condition. A home inspector will carefully examine the home's condition, reveal defects, major and minor, and provide information for future maintenance requirements.

 

A home inspection is not a building code inspection, nor does it establish the value of the home. There is no passing or failing. The inspector merely lets you know the present condition of the home. After the inspection you will have a much clearer understanding of what you are purchasing. This will help you avoid unpleasant surprises and expenses after you move into your home.
